A Miami real estate business, $0 to $448K a month in 110 days
How my team built a Meta Ads lead engine for a Miami real estate business selling residential and commercial property: tight targeting, a full-funnel structure, and a website funnel in place of instant lead forms, so the leads were buyers rather than browsers.
A Miami real estate business with no paid lead flow, in a market where cheap leads are easy to buy and genuine buyers are not.
Targeted by location, age, interests, competitors and customer lookalikes, and ran a full funnel that sent the middle of it to a website rather than an instant form.
From $0 to $448K a month in revenue in 110 days, with 100+ quality leads, 30 to 70% of them genuine buyers.
Cheap leads are easy. Buyers are not.
Real estate ads attract plenty of people who are curious about property and have no plan to buy. Instant lead forms make that worse: one tap and a name lands in the CRM, whether or not that person is ready.
The brief was revenue, not lead volume, so the account was built to filter for buyers at every stage.
Six layers, narrowing to buyers
| Layer | Who it reaches |
|---|---|
| Location | People in and around Miami |
| Age | 35 to 65, the age range most likely to buy |
| Interests | Property, investment and related interests |
| Competitor audiences | People already engaging with other real estate brands |
| Lookalikes | People similar to the business’s existing customer list |
| Retargeting | People who had already engaged with the ads or the site |
A different job at each stage
| Stage | Job | What we ran |
|---|---|---|
| Top (TOFU) | Get seen by the right people | Awareness ads to the targeted audiences, residential and commercial |
| Middle (MOFU) | Separate buyers from browsers | A website funnel instead of instant lead forms, so only people willing to take a step became leads |
| Bottom (BOFU) | Turn interest into a conversation | Retargeting to people who had shown intent, pushing toward a call or viewing |
Why it worked
Add friction on purpose
A website funnel produced fewer, better leads than an instant form.
Layer the targeting
Location, age, interests, competitors and lookalikes together narrowed the audience to likely buyers.
Measure revenue
The goal was $448K a month in revenue, not the cheapest cost per lead.
